THE BUYING PROCESS

STEP 1… IDENTIFY THE TYPE OF PROPERTY YOU ARE LOOKING FOR

Tracy will determine the best properties for you to look at based on desirablility, availability & affordability. She'll also get you set up on Private Client Services which is a system designed to keep buyers informed of new listings as soon as they come onto the market and to show them what’s available according to their wish list.

When a home that fits your search criteria is listed, you'll receive an email immediately informing you of the listing details. Tracy can assist you in finding the perfect property - addressing everything on your wish list!

STEP 2… LOCATE THE BEST PROPERTIES

Based on your wishlist Tracy will find the best properties for you to view. Tracy's always familiar with the current homes on the market, and knows neighborhood values well, so she can help you determine which properties are fairly-priced and in good condition before you start your search.

STEP 3... VIEWING PROPERTIES

Tracy will show you properties within your search parameters. She'll guide you & advise you on all aspects of the buying process using her years of expertise.

STEP 4... DETAILED INVESTIGATION  

Tracy will find out all information about each property that you are interested in including zoning, detailed floor plans or anything else that you may have questions about.

STEP 5... SELECTION

With Tracy's advice you'll select a property to make an offer on based on the location, condition and price point. 

She has the best possible resources and communication systems available today to help you locate the homes on the market that match your specifications. Search all MLS listings right here on this website.

STEP 6... NEGOTIATION

Under your direction Tracy will prepare a contract of purchase & sale then present it to the seller's agent. She'll handle any issues or concerns that arise from the offer process. 

STEP 7... DUE DILIGENCE

Tracy will assist you in coordinating everything from the signed contract to completion including: financing, inpections & appraisals. Her top priority is to make sure that your home buying experience is pleasant, cost-efficient, and successful.

STEP 8... COMPLETION

Tracy's final job will be to ensure a smooth closing through to competion & possession until she hands you the keys to your new home!
